Corris’s Map of Battersea
The Book of Reference, c.1782–1786

Build 5 — 9 Aug 2026

This work is based on a set of photographs of the original Book of Reference taken some years ago by Dorian Gerhold. It has been transcribed by Philip Boys, with AI-assisted manuscript reading by Claude (Anthropic), April-August 2026. I am very grateful to Dorian for providing these images.

[N.B. The transcription and annotations require close checking against the page photographs since it is easy to make errors, and rather hard to root them out. Contact me if you can suggest improvements.

Checking the pages against Dorian's photographs, it seems likely that several pages are missing between his photos 205 and 206 - this would correspond to the Book's pp 13, 14, 15, 16, 17, 18, 19, 20, 21, and their respective facing pages. What was on those pages? How does it affect the pp devoted to the Plots? So far as I can tell, there are 388 plots - other tables do not refer to any plot whose number is greater than 388. A puzzle that needs solving!]

Introduction

John Corris’s large-scale map of Battersea, surveyed c.1782–1786, is one of the most detailed and important cartographic records of the parish before the great urban transformation of the nineteenth century. It shows the parish in the last decades before enclosure changed the face of what was still, in essence, a rural and riverside community on the south bank of the Thames.

Accompanying the map is a Book of Reference—a manuscript register listing every numbered parcel of land depicted on the map, together with its name or description, its acreage, and the names of its proprietor and tenant. The book thus provides an extraordinarily detailed snapshot of land ownership and occupation in Battersea at the end of the eighteenth century.

So far as I know, the Book of Reference has never previously been transcribed in full. The transcription presented here covers all 388 numbered parcels in the Battersea Inclosures section, together with the open-field and common-land entries, the complete proprietors-and-tenants registers, and the separate alphabetical list of Earl Spencer’s tenants.

The grand total of Battersea parish as recorded in the document is 2,133 acres 0 roods 38 perches.

The dominant landowner throughout is Earl Spencer, whose estate in Battersea parish amounted to 893 acres 3 roods 32 perches. He also held the "Great Tithes" of the entire parish, with only the "Small Tithes" going to the Vicar.

Other significant proprietors include Mark Bell, Thomas Ponton, Joshua Smith, and Richard Southby. Battersea Glebe and the Church Wardens appear as institutional proprietors.

[Tithes: By tradition, one tenth of produce (tithe means one tenth) was paid annually in tax to support the church and its vicar. Two types of tithes were payable: the "Rector's" or "Great Tithes" were paid out of the main crops (wheat and other grain, hay, and wood), while the "Vicar's" or "Small Tithes" were levied on livestock and sundry produce covered livestock, wool, milk, and garden produce.

The "Rector" was usually the major landowner (an individual, such as Earl Spencer, or an institution, such as Magdalen College Oxford).

On great and small tithes, see e.g. A.E.C.Prescott's short article for the Church Times in 192?, A Summary of the Law relating to Tithes. The History of Tithes, West End Local History Society, is accessible and very helpful. See also Origins of the Tithe Custom, Swansea History Web.]

The document records a rich variety of land types: arable strips and meadows in the open fields, riverside docks and wharves, market gardens, orchards, public houses (the Old Swan, Fox & Garter, Nags Head, White Hart, Castle, Plough, Raven Inn, Nine Elms, Princes Head, and Falcon among them), the Manor Pound, the Alms House, the Watch House, a Presbyterian Meeting House, a distillery, windmills, and tide meadows along the Thames.

Acreages are given in the traditional notation A–R–P (Acres, Roods, Perches). The letter following the measurement indicates the land category in the original: F = Freehold, B = Copyhold belonging to the Bishop of Rochester, C = Copyhold belonging to Battersea Parish.

[Are the following notes helpful/correct? Copyhold was a form of land tenure derived from the old manorial system, and in this document it has a very specific local meaning.

In medieval England, copyhold land was held "by copy of the court roll" — meaning the tenant's title was recorded in the rolls of the manorial court rather than by a freehold deed. The tenant held the land at the will of the lord of the manor, according to the custom of the manor, and on the tenant's death the heir had to pay a fine to be admitted to the holding. The name comes from the fact that the tenant received a copy of the relevant entry in the court roll as their title document.

By the 1780s when Corris was surveying Battersea, copyhold was already an archaic survival, but it remained legally significant because it determined who held the superior lordship and who received the fines on transfer or inheritance.

In the Battersea Book of Reference, the distinction drawn is between three types of tenure:

F (Freehold) — the most straightforward: the proprietor owned the land outright, subject only to the Crown.

B (Copyhold of the Bishop of Rochester) — land held copyhold of the manor of Battersea and Wandsworth, the lordship of which was vested in the Bishop of Rochester. This was an unusual arrangement with deep medieval roots: the Bishops of Rochester had held the manor since at least the eleventh century. [Rochester? Not York? Not Westminster? I'm confused.]

C (Copyhold of the Parish) — land held copyhold of a subordinate or distinct manorial jurisdiction associated with the parish itself.

Copyhold tenure was finally abolished altogether by the Law of Property Act 1922, which converted all remaining copyholds to freehold.

It would be good to know (and say) more about this Court Roll — Where was it kept - St Mary's Church? Are there any copies? Is it still available to see today? How was it linked to manorial institutions such as the Court Leet, the Court Baron and the Homage (which I recall e.g. John Buckmaster mentions)?.

Were all copyholders entitled/obliged to participate in these? Do any of these records survive today. How similar/different are they to Wimbledon's, that Philip Lawrence transcribed/translated and annotated in the C19?]

The Five Houses

In relation to the Five Houses along what is now Bolingbroke Grove, see plots 351—365. Notice some of the land on the edge of the "West Common" (i.e. Battersea's West Common, adjoining Wandsworth's "East Common") has explicitly been enclosed. These enclosures, abstracted by Spencer, will shortly be integrated into the gardens of the Five Houses. I wonder if there are any legal documents detailing their sale to the owners of the Five Houses?

Notes

1. Transcribed and introduced by Philip Boys, with AI-assisted manuscript reading by Claude (Anthropic)" — it is believed to be the first complete transcription of this invaluable document.

2. I was inspired to produce this transcription by Dorian Gerhold's study, "John Corris's Map of Wandsworth in 1787, published by the Wandsworth Historical Society in 2002 (Wandsworth Paper 11). Further, I am indebted to Dorian for his excellent photographs of the individual pages of the original manuscript, from which this transcription was made. I am also very grateful to Keith Bailey for sending me a superb high-resolution photograph of the original Corris plan.

3. The transcription and annotations require close checking against the page photographs since it is easy to make errors, and often hard to root them out. Some entries are difficult to read and are marked [?] where uncertain. Spellings of personal names have been preserved as found. It seems likely that about 18 pp are missing, since there were no photographs in Dorian's collection as sent to me (the sequence of the photographs is continuous, though, with no missing numbers. Surely Dorian wouldn't have overlooked these pages - so where and what are they?

4. The column headings in the original parcels tables record the tenure of land within Earl Spencer’s estate as: Freehold; Copyhold belonging to the Bishopric of Rochester [PB: This may be an error in Claude's transcription — check against the original images.]; Copyhold belonging to Battersea Parish; and Sundries/others.

5. The open-field section (Nos. 47–50 in the manuscript) records lots in the common fields (Midmoor Hill, Short Marsh, Long Marsh, and Shooting) with proprietors&rsquo names and fractions indicating relative lot sizes.

6. “Milloways Exrs” [sic?] refers to the executors of a deceased person named Milloway, holding several significant meadow parcels including the Little Meadow, Hobourn’s and extensive open-field strips.

7. Parcel 293 (Great Field, 112 acres 2 roods 14 perches) is by far the largest single enclosed parcel in the document, dwarfing all others.

8. Thomas Varden’s holding is notable in including land in both Battersea and Wandsworth parishes: the east and west sides of Spanish Close respectively.
